1. REFERRAL-ONLY BROKERAGE SERVICES IN VIRGINIA

BRG Network is a licensed real estate firm registered in the Commonwealth of Virginia. BRG Network operates strictly as a referral-only brokerage. We do not actively list properties, represent buyers, write purchase contracts, manage property, or perform standard transactional real estate activities. Our licensed business activity is limited strictly to connecting consumers with active, practicing real estate professionals licensed in the state of Virginia or other jurisdictions who can directly assist them with their buying, selling, or leasing needs.

 

2. INDEPENDENT AGENT RELATIONSHIP

The active, practicing real estate professionals to whom BRG Network refers consumers are independent contractors or separate legal business entities. They are not employees, joint ventures, or direct agents of BRG Network.

  • BRG Network does not supervise, manage, or direct the transactional operations, negotiations, or real estate practices of these active agents.

  • You are under no legal obligation to use the specific real estate professional or firm recommended by BRG Network.

 

3. EXCLUSION OF TRANSACTIONAL LIABILITY

By using our referral services, you acknowledge and agree that BRG Network, its principal broker, and its affiliated referral associates assume no liability and shall not be held responsible for:

  • Any act, error, omission, or negligence committed by an active agent or firm to whom you were referred.

  • The outcome of any real estate transaction, including contract disputes, financial losses, property defects, or title issues.

  • The accuracy of any property data, valuations, or market analysis provided by the active agent or their respective brokerage firm.

Your relationship with an active real estate professional is governed solely by the formal written brokerage agreement (e.g., Exclusive Buyer Brokerage Agreement or Exclusive Listing Agreement) that you execute directly with that active agent's firm.

 

4. BROKER-TO-BROKER REFERRAL FEE DISCLOSURE

In strict compliance with the regulations of the Virginia Department of Professional and Occupational Regulation (DPOR) and the Virginia Real Estate Board, BRG Network discloses that it operates on a broker-to-broker compensation model. When a referral successfully results in a closed real estate transaction, BRG Network receives a contractually agreed-upon referral fee from the receiving active brokerage. This fee is paid directly out of the commission earned by the active firm and does not create any additional out-of-pocket expenses for you as the consumer.

 

5. NO LEGAL, FINANCIAL, OR PROFESSIONAL ADVICE
